A Message from the President

Greetings to all KCCA Members, Monday night was a very good night. We authorized the completion of the update to the KCCA computer network. The Board authorized the purchase of FRONTSTEPS Caliber, a Community Management software platform that will organize Member records. Also, the network is being updated to bring the internet speed to a high enough level to connect the golf maintenance facility to the rest of the system. The maintenance facility currently uses dial-up internet. We are moving along with the upgrade and digitizing our processes. In the meeting, the Treasurer also assured the Board that there was plenty of money in Reserves for the upgrades. From the KCCA Reserve Expenditures Report for June, the account holds about $275,000. Projections for house sales are expected to be about $400,000 which means we are all paying into the Reserve expenditures without dipping into our $600 Reserve Fund from our 2023 Assessment. For the doomsayers, who say this spending is going to increase our Assessments and who are trying to create anxiety, concern, and discontent: this Board is working diligently to bring KCCA into the digital age without breaking the bank. The Board, including the Board Officers, cannot predict the future. We will all wait for the numbers. Sincerely, James Minor SR KCCA Board President

A LETTER TO THE COMMUNITY

Members, I hope this message finds you well. To move forward in an effort to be more transparent about what the KCCA Board is doing, members will receive information via E-Blast. On July 25, 2023, in an open meeting of the Board of Directors a preliminary discussion regarding a change to assessment collection. We received much feedback from the residents of this fine community. I would like to assure you that we have heard your concerns and realized that the change to a per-door assessment would cause undue hardship to many in our community. From the information and feedback, we have received, it would be better to continue with our current method of assessment collection. In short, the per member assessment will remain in effect. Why the new person at the window? Teri is going on vacation and there was no one to take her place. This would mean that the window would be closed for a week, which is not acceptable. To remedy this issue, a temporary employee (Margie) is being trained to perform Teri’s function at the window until she returns. James Minor SR KCCA Board President

Litigation Update

The lawsuit is currently pending over construction defects with the pool building and HVAC equipment, including the dehumidifier. The suit seeks damages from those parties responsible for the defective work, design, or equipment. The trial date scheduled for November 29, 2022, has been postponed. When a new trial date is set, we’ll post it here. In the meantime, we continue to negotiate and mediate with the other parties, including, without limitation, KKLA. We will continue to update the Community as significant events happen. First_Amended_Complaint-Aquatic_Center
